So the $7,500 first time buyer tax credit of 2009 became the $8,000 first time buyer or $6,500 move up buyer extension. And now it has been extended again. Huh? I have recently had a few questions about the Tax Credit Extensions and what is going on. Hopefully I can help clarify a bit.
This week the Senate approved a 3 month extension of the tax credit and it seems to have lead to some confusion. For those of you with a contract in place who might be nervous about closing before the end of the month, you can relax a little. If your contract was executed before April 30 you now have until September 30, 2010 to complete the sale. The previous deadline was June 30, 2010. This proposal would only allow people who already have signed contracts to finish at the later date. Right now there are about 180,000 homebuyers who already signed purchase agreements that would otherwise miss the deadline.
Unfortunatley if you didn’t act before April 30 this current plan still doesn’t apply to you. Although to hear people talk…. EVERYONE bought then. What? You didn’t? You know someone that still wants to own a home?! Don’t worry too much…there are still lots of great reasons to buy a home in Houston:
- Interest rates are still hovering at all time lows in the 5% range. As interest rates increase affordability goes down quite a bit. It isn’t worth waiting for “the bottom” on prices if rates go up while you are waiting it out.

- In Houston our inventory is increasing a little bit to 6.8 months. That means there are still a good number of homes to choose from.
- Unemployment numbers in Houston have fell in May to 8.3%.
- Employment opportunities are still good in our city. Forbes recently named Houston NUMBER 1 as the best cities where a recent college graduate can get a strong start on a high-powered career. Houston also has high average incomes and a concentration of graduates from elite colleges.
Many people also aren’t aware that there are Special Rules for Members of the Military, the Foreign Service and the Intelligence Community. Congress has acknowledged the unique circumstances affecting members of the military, the foreign service and the intelligence community by making exceptions that apply to both the $8,000 tax credit for first-time home buyers and the $6,500 tax credit for repeat home buyers.For qualified service members who are ordered on a period of official extended duty, these dates are extended for one year. For these home buyers, the tax credit applies to sales with a binding sales contract in place on or before April 30, 2011 and closed by June 30, 2011.
